229 Cherry Street is a 13-story affordable residential building in New York City’s Lower East Side and is part of the larger One Manhattan Square project that includes retail and leisure amenities, car parking and a 72-story luxury residential skyscraper. The smaller residential structure is formed from a grid-shaped steel frame consisting of Hollow Structural Sections (HSS) connected together with Hollo-Bolts, specialist high strength expansion bolts that allowed the building to be erected faster than conventional construction techniques.

The structural engineers evaluated several connection methods before it was decided that the labor-saving Hollo-Bolt was the best choice for the application due to its high clamping force and high resistance to tensile and shear loading. The ICC-ES and LARR approvals for use in all Seismic Design Categories (A through F), plus Lindapter’s proven track record with projects such as Los Angeles’ tallest skyscraper also gave the Engineers substantial confidence to specify the Hollo-Bolt.

The spliced HSS connection detail was designed to minimize assembly work in the field and the long sections were fabricated with pre-drilled connection plates welded to one end of each section on all four sides of the square HSS. When positioned vertically to create a column, the four plates protruded above the height of each HSS, essentially forming a ‘socket’ for the section above to be inserted into. The installation was quickly completed by contractors inserting Hollo-Bolts into the pre-drilled holes and tightening with a standard torque wrench. This extremely efficient construction method allowed contractors to erect the steel frame faster than using conventional connections, resulting in an economical construction process.
